Building Management

 
• 365-day-a-year professional management by experienced, knowledgeable, responsive, and honest account executives who are supported by KDS's expert financial, bookkeeping, and administrative staff

• 7-day-a-week, round-the-clock emergency response team availability

• An internal system of checks and balances that ensures honest, accurate, and expert financial management, including billing and collection of all accounts receivable; monitoring and payment of all accounts payable; cash management of operating and reserve funds; capital project budgeting assistance and budget oversight; cost-control monitoring; contract negotiations; and mortgage refinancing assistance. Follow up on any NSF Checks, preparing Demand for rent letters, preparing eviction notice and processing the eviction paperwork with our L&T law firm's assistance.

Prepare the Rental income /expense R.P.I.E Filing Forms for the tax assessment protest to the Dept of Finance Tax Commission review board through our tax certiorari attorneys including any other available tax abatement and exemptions specific to the property. ex.(ICAP, J-51, 421-A)

• Ongoing maintenance and preventive maintenance of every property's structural and mechanical elements.

• Building staff supervision, including hiring, training, and disciplinary action as appropriate, and interaction with employees individually as necessary
Review, Prepare and Negotiate our leasing agreement with our tenant, brokers and their legal representative. We have an ongoing relationship with a team of legal professionals specializing in various fields, for further in depth guidance on swift resolution to any complex matters. If necessary pursue litigation without any hesitation to secure our rights for the best interest of our properties and its shareholders.

• On-site management services available through a stationary superintendent as necessary



Construction Management


K.D.S.  provides C.M. services limited to its own projects and advisory role to its affiliated companies and partners in property management requiring renovation and rehabilitation construction.

Services include:
* Detailed Reporting & Compliance evaluation in the architectural design plans & Specifications.

 • Review the conditions of the contract

• Evaluate the construction cost to
 create an estimate & schedule

• Plan procurement and distribution of personnel and resources

• Determine structural breakdown of project

• Address permit requirements

• Present all safety and health requirements

• Consider time for delivery of materials and travel time for company's personnel and all other special regulations

• Maintain a daily report and submit a monthly progress report

• Plan, Organize, and Control every aspect of the project
Project supervision of all construction matters including any Environmental remediation efforts necessary due to any spillage of any harmful chemicals from previous operations. We have a team of environmental consultants / scientists and attorneys specializing in this field to swift us through the strict protocols of the N.Y.S D.E.C. / NYC EPA. 

• Coordinate and expedite complete inspections working with the general contractor, subcontractors, architect & engineers in securing the final Certificate of Occupancy.

Joint Investment Partnership


Our investment management professionals work diligently to provide direction and oversight required to execute a comprehensive plan for each new real estate assets and to responsibly fulfill our fiduciary duty to our partners.

Services include:
* Advisory Services, Asset Management, planning, forecasting, Exit strategies, Valuation, Financial reporting & Regulatory Compliance, Risk management, Strategic Repositioning & tax abatement procurement.

• Capital investment with private and institutional partnerships on new development sites or buildings.

• Timely response to all local, state, and federal laws and regulations governing our new development project.

• Delivery of comprehensive Monthly Management Reports, including detailed Financial Reports, to Board members, investors, outside accounting and legal professionals as necessary

• Preparation for, and attendance at, all Board and Annual meetings, and other property-related meetings as necessary
